Many families in Istanbul and across Türkiye already plan part of their future beyond a single city: a flat by the sea, a place for school holidays, a base for the winter. Phuket adds a different kind of place to that list — an island on the Andaman Sea, in another economy and on another weather calendar. Nothing here asks you to choose between places. It asks you to add one.
Turkish Airlines has flown Istanbul to Phuket non-stop since 2017. On the winter timetable that starts on 25 October the outbound flight takes 9 h 20 and the return a little over eleven hours. Phuket is four hours ahead of Istanbul, so you land in the morning with the whole day in front of you. Frequencies change by season; look at the airline’s timetable before you book.
What you buy is simple to describe: a condominium in a project with a named developer, a price published in US dollars (developers price in Thai baht, and we show the dollar figure at the day’s rate), a payment plan that follows construction, and a title registered at the Land Office within the building’s quota for foreign owners.
Most people meet Phuket as a holiday first. A week there says more than any brochure — which is why we plan a single viewing day, with a car at the airport, and do the rest by video.

Since 15 September 2026 Turkish passport holders can stay 30 days without a visa, with one extension possible at immigration. Longer stays run through the Destination Thailand Visa, the Long-Term Resident visa or Thailand Privilege membership. Buying a flat does not by itself give residence, and we say so before you decide.
In a condominium the title deed carries your name, so long as foreign owners together stay within the building’s 49% quota. A villa is held on a registered lease or through a Thai company. Thai banks do not usually lend to foreigners, so purchases run on the developer’s payment plan.

The purchase is paid by international transfer, in foreign currency, to the developer’s account. The receiving bank issues a Foreign Exchange Transaction form, which the Land Office asks for when a condominium is registered in a foreigner’s name.

No. A purchase on its own does not give a visa or the right to live in Thailand.
Longer stays have their own routes — the Destination Thailand Visa, the Long-Term Resident visa (asset tests apply) and Thailand Privilege membership. We outline them; for immigration advice you need an immigration lawyer.
We are not tax advisers. As a general rule Turkish tax residents are taxed on income from anywhere in the world, so rent earned abroad is normally declared in Türkiye, and tax paid in Thailand can usually be credited.
Thailand taxes foreign income brought into the country by someone resident there for 180 days or more. Speak to a Turkish mali müşavir before you buy.
